Why We Can't Give You a Price Per Square Foot (And Why That's Actually a Good Thing)

One of the first questions we hear from people planning a custom barndominium or post-frame home is:

"What's your price per square foot?"

It's a fair question—but it's also one of the hardest to answer.

The truth is, custom buildings simply don't work that way.

Think About Buying a Vehicle

Imagine walking into a dealership and asking:

"How much is a truck per pound?"

It sounds a little strange, right?

That's because the price depends on which truck you choose, what engine it has, what options you add, and what features you want.

Building a custom home or barndominium is very similar.

Two Homes. Same Size. Very Different Price.

Let's say two families both want a 2,400-square-foot barndominium.

From the outside, they may even look similar.

But inside?

One chooses:

  • Luxury flooring

  • Quartz countertops

  • Custom cabinets

  • Tile shower

  • High-end lighting

  • Premium appliances

The other chooses:

  • Luxury vinyl plank flooring

  • Laminate countertops

  • Stock cabinets

  • Fiberglass shower

  • Standard fixtures

Both homes are 2,400 square feet.

The final price could differ by tens or even hundreds of thousands of dollars.

Square footage didn't change.

The selections did.

It's More Than Just Finishes

Many other factors affect the final cost, including:

  • Foundation type

  • Roof design

  • Ceiling height

  • Window size and quantity

  • Number of bathrooms

  • Kitchen layout

  • Garage size

  • Covered porches

  • Interior wall layout

  • Heating and cooling systems

  • Site preparation

  • Utility connections

Every decision influences the final investment.

So Why Do Some Builders Advertise a Price Per Square Foot?

Sometimes those numbers are based on a very specific "base" home with standard finishes and assumptions.

While they can provide a rough starting point, they often don't reflect what most people actually choose once they begin designing their dream home.

That's why comparing builders using only a price-per-square-foot number can be misleading.

The Better Way to Estimate Your Project

Instead of focusing on a single square-foot number, we like to start with a conversation.

We'll discuss things like:

  • Your goals

  • Your budget

  • Your style

  • How you'll use the building

  • The features that matter most to you

From there, we can begin building an estimate that's tailored to your project—not someone else's.

Every Project Is Different

No two custom builds are exactly alike.

That's one of the best parts of building custom.

Your barndominium, shop, or commercial building should fit your needs, your lifestyle, and your budget—not an average price per square foot found online.

If you're ready to start planning your project, we'd love to sit down, learn about your vision, and help you understand what goes into building it.

Let's build something that's uniquely yours.
